Why we built this
Selling an investment property, a share portfolio or some crypto is one of the biggest tax moments in most people’s lives. Yet the usual options are a rough rule of thumb, a calculator that hides its maths, or paying someone just to find out roughly what you’ll owe.
We think people deserve better: a free tool that shows every step, links each rule to the ATO, and is honest about what it doesn’t know. That’s what this site is. No sign-up, no lead forms, and nothing you type leaves your browser.
Who we are
CGT Calculator Australia is run by a small, independent group of people with backgrounds in tax, accounting, financial planning and software engineering. Between us we’ve prepared returns, modelled property and share portfolios, and built financial software – and we kept seeing the same confusion about how CGT is actually worked out.
We work on this site in our own time as a public resource. We aren’t a bank, broker, accounting firm or comparison site, and we aren’t affiliated with the Australian Taxation Office or any government agency.
What we stand for
- Primary sources only. Rates, rules and dates come from the ATO, Treasury, the Federal Register of Legislation and the Parliamentary Library. Every page lists its references.
- Show the working. If we can’t explain a number, we don’t show it.
- Be upfront about limits. Each calculator says what it doesn’t cover, and our methodology lists the assumptions – for example, how we model the 1 July 2027 rules while parts are still in draft.
- Plain English. Written for the person selling the asset, not for other tax professionals.
How we keep it accurate
- Tested against official examples. Our calculation engine must reproduce the ATO’s and Treasury’s published worked examples before the site can be built. You can see the live test results.
- Independent fact-checking. Before publishing, each section of the site is checked claim by claim against primary sources by reviewers who didn’t write it.
- Scheduled reviews. We re-check rates and rules every 1 July, after each federal Budget, whenever the law or ATO guidance changes, and at least every quarter. Every page shows its last review date.
- Fast corrections. Confirmed errors are fixed within two business days.
Independence & funding
We don’t accept payment to feature products, and nothing on the site is a paid placement. Our content isn’t influenced by advertisers, lenders, brokers or accounting firms. If we ever add advertising or partnerships to cover running costs, they’ll be clearly labelled and kept separate from the calculators and guides, and we’ll update this page first.
